Luxury Listed Residential Interior Fit-Out | Completed 2024
In 2024, we completed a full luxury interior fit-out for a listed residential property in Fitzroy Square, London. This project combined restoration, bespoke craftsmanship, and the use of exceptional natural materials to create a space that feels timeless, elegant, and rich in detail—bringing hotel-like luxury into a private home.
Across the property, contemporary oak chevron flooring was installed to create warmth and movement, while original York stone tiles in the entrance hall were carefully restored and reinstalled, preserving the character of the listed building.
In the kitchen and dining area, we laid Portland stone tiles with cloudy grey marble border inlays, offering a subtle yet sophisticated contrast. One of the project’s standout design moments came in the form of two bespoke circular floors—one crafted from marble and natural stone, the other from marble and oak—arranged in an intricate circular flower pattern that acts as a true centrepiece within the home.
The kitchen itself was fully realised in Calacatta Oro porcelain—including the island, worktops, splashbacks, and drawer fronts, all meticulously vein-matched to ensure continuity and elegance. Internally, all drawers were lined in dark oak veneer, adding warmth and a seamless finish.
The basement level houses a private spa, including a swimming pool, sauna, showers, changing room, and massage suite. We used travertine and Botticino throughout—carefully selected and vein-matched, with consideration to avoid large fissures in visible slabs. Botticino’s enhanced durability made it ideal for areas submerged in water, such as the pool itself. A reeded travertine wall behind the daybeds added further texture and interest, while a bespoke mini sink provided convenience without interrupting the spa’s clean lines.
In the massage room, we introduced Filleto dark marble to the joinery, contrasting beautifully with the lighter travertine flooring.
Throughout the home, we installed a series of bespoke marble bathrooms, each one unique and sourced in collaboration with a long-standing quarry partner in Italy. These spaces featured natural stone floors, walls, showers, and vanity units, all crafted with custom profiles to reflect the traditional quality and elegance appropriate for a listed property.
Additional touches included a bespoke marble bar top in the entertainment area and marble-lined walls and flooring in the lift—each detail reinforcing the refined, tactile aesthetic of the home.
This project is a true showcase of what’s possible when natural stone, timber, and design expertise come together—resulting in a home that is at once luxurious, welcoming, and timeless.
